General Overview
The Community Services Department is composed of
the Building Inspection Department, GIS, Planning and Zoning and the Engineering
Department. The Department
provides professional engineering, community development, and support services related to
design and installation of public improvements and private development activities.
Through use of the computerized Geographical Information
System (GIS), the department maintains and updates all Village maps, including cadastral,
topographic, street, zoning, official, utility, and others. Village utility
databases are also maintained and updated, including sanitary sewer, storm sewer, water,
street light, and pavement. Department staff also coordinate the design and bidding
of public improvement projects, such as sanitary sewer, storm sewer, water, and pavement.

CONDITIONAL USE PERMIT APPLICATION
PROCESS
- The Village Zoning Code provides for various permitted and
conditional uses depending on the Zoning District of any given property. A completed
Conditional Use Permit application is the first step to approval of a conditional use.
Depending on the scope and type of project being considered, various approval
processes will be required. Contact the

DEVELOPMENT AND REDEVELOPMENT OPPORTUNITIES
- The Community Services Department
coordinates efforts with developers and business owners with regards to
development and redevelopment opportunities in the Village. Four
privately-owned industrial parks are located in the Village: Brown Deer
Business Park (347-0411), Brown Deer Industrial Park (464-3100), Opus North
Business Park (271-2980), and Brown Deer Corporate Park (354-1500).

FLOODPLAIN
INFORMATION
- Two tributaries to the Milwaukee River, Beaver Creek and
Southbranch Creek, run through the Village of Brown Deer. Because these creeks run
through the Village, the Federal Emergency Management Agency and Flood Insurance Rate
Program have compiled Maps that identify the various flood stages along the Creeks in the
Village. Click here to find out if your property is identified as being in the
floodplain. The floodplain is the area where flood waters from a 100-year rainstorm
event (or rainfall that has a 1% chance of happening in a given year) is expected to
accumulate and cause a threat to buildings and/or property. For more information on

AND LAND USE INFORMATION
- The Village receives frequent questions regarding the
current zoning of properties in the Village. The way a property is zoned determines
the appropriate land uses that is permitted or conditionally permitted for the property.
